At United Real Estate Insight, our focus is on the exceptional management of homes, condos, and townhomes in Texas.

  • Property Management: We offer move-in/out inspections, property inspection, rent collection and distribution. We will also distribute legal notices (i.e. three-day and rules violation notices). We will also hire and supervise maintenance people and contractors. We offer real time account reports and detailed unit reports that will include any maintenance performed. We will also provide lease and payment history, tax bill, and more.

  • Online Landlord Portal: We will offer tenants the ability to pay their rent online where they will also be able to submit maintenance requests. The portal accepts credit/debit cards, online checks, and will also accept both SSI and disability payments. Direct deposit of proceeds will be given to the owner.

  • Tenant Screening: We will screen all applicants to verify credit, income and employment. The screening will also include running a criminal background check that includes a National Eviction search and National Criminal & Sex Offender search.

  • Leasing: We will prepare the lease agreement and provide all legally required notices. We will collect and hold security deposits in our trust account and maintain all resident files.

  • Property Management Fees: There are property management fees associated with managing your property as follows:

    • There is a property management fee in an amount equal to ten percent (10%) of the total fixed income for the monthly rent for the Real Property with bulk and high rent discounts available.
    • There is a new lease processing fee in the amount equal to one (1) month’s rent paid at the time of occupancy. We are responsible for any tenant/agent commissions.
    • There will be a lease renewal processing fee in the amount of three hundred dollars ($300), which shall be paid at the execution of each renewal.
  • Special Services Fees: No override charges will ever be charged to the landlord for basic upkeep and repairs that need to be made to the property. If the landlord requests us to perform any service that is beyond the scope of ordinary management duties (i.e., maintenance and repair over $1000), the property owner shall pay a management fee in an amount equal to ten percent (10%) of the expenses to manage the maintenance request. There will be a default fee of fifty dollars ($50) per hour for managing the default process using fifteen (15) minute increments. A complete report of all actions and times will be provided.
